Edgewater is a well-established Chicago neighborhood with several different “pockets” with distinctive profiles. Many of these buildings offer spectacular views of Lake Michigan and close access to the beach front. The historic Lakewood-Balmoral district offers heavily shaded tree-lined streets with homes originally built in the late 1800′s and early 1900s. Most of these single family homes are built on over-sized lots providing additional interior living space and square footage as well as extra outdoor space beyond what a typical city of Chicago lot provides. The extra outdoor space between the lot line and the home can be used for side yards, front and back yards, additional parking, expansive multi-car garages, and sometimes even a coach house. Most of the single family houses in this neighborhood are very well maintained and have been tastefully renovated over the years. Throughout the renovations most of these homes retain their original character and many contain several original details.

A 126-unit mid-rise condo development at 1122 W Catalpa known as Catalpa Gardens was built in 2007 and offered several different floor plans with modern finishes and fixtures. The historic 1929 co-op building “Edgewater Beach Apartments” at 5555 N Sheridan is a well-known landmark. This building’s position on the South-East corner of Bryn Mawr and Sheridan along with its noticeable pink exterior make it stand out. Edgewater Beach Apartments cooperative contains a total of 305 units and offers indoor heated garage parking, an indoor swimming pool, fitness room, on-site restaurant and an award-winning landscaped garden equipped with tables and chairs. The condo building directly across the street on the South-West corner of Bryn Mawr and Sheridan offers a more modern and intimate residence. The 39-unit condo development at 5556 N Sheridan was built in 2006 by The Pickus Companies and won the 2006 Good Neighbor Award for residential new construction.
