duplex : apartment with two levels of interior living space
duplex-up : a duplex apartment that occupies the top 2 floors of the building (i.e. floors 2 & 3 of a 3-Flat)
duplex-down : a duplex apartment that occupies the 1st floor above ground and the garden level (also called basement or lower level)
garden apartment : unit located partially below ground level (i.e. finished basement)
penthouse : top floor unit; occupies the top floor or top two floors of the building in which it is located
two flat : 2-story building with zoning that allows for a maximum of two residential apartment units or one single family residence
three flat : 3-story building with zoning that allows for a maximum of three residential apartment units
townhouse : multi-level residential unit that shares common walls with neighboring units, but does not have any units above or below itself

Having an in-depth knowledge of the Chicago rental market allows us to narrow down the possibilities and present our clients with the most relevant options for their search criteria. This is our basic philosophy and how we approach client’s rental searches.
Rental Property Owner Strategy
When representing a property owner our goal is to find a qualified tenant who can start the lease as close to the desired move-in date as possible at the highest fair market price. Our priority for landlords is to keep their units occupied at all times and to secure tenants that have excellent credentials and have the lowest probability of default. We also stress the importance of keeping our landlord’s leases within the Spring-Summer rental cycle to take full advantage of the best available market times. We actively seek two-year leases whenever possible.
Our marketing strategy includes taking 15-20 detailed, high-quality, large size photos of each property. We combine the photos with an excellent description that focuses on the aspects of the property that renters are most interested in and also include accurate room dimensions and a description of the interior layout. We use all of the major marketing mediums to advertise our rental listings and reach an estimated 95% of active Chicago renters seeking a property with similar characteristics.
